Unwinding 15 years of strong competition... Calling the Federal government in action! - 15 years of strong competition in the Australian mortgage market could be evaporating as more and more borrowers feel driven back to the "safety" of the big 4 lenders but this will come at a cost. We could be heading back to the pre "Aussie Home Loan" days where the big banks were making twice as much profit on a home loan than they are today

Leverage one of your greatest assets... superannuation! - This month's newsletter looks at some law changes late last year which effectively allow super funds to borrow money to invest. This could be a very powerful wealth creation tool for some people.

Carla Fried from America’s Money Magazine collected the best advice from some of the smartest investors (and other people) who have ever lived. I thought it was an excellent article which reinforced investment fundamentals. A “must read” for any investor!

Your investing decisions should be influenced by rsik - You may have heard people say that investing is all about risk and return. Generally, if you want a higher return on your investments, you have to accept a higher risk. However, you don’t hear much about the risks associated with investing in one property versus another. In fact, risk is the most important thing which separates the good properties from the bad.

The single biggest thing that costs people literally thousands of dollars (possibly millions) is procrastination. The Webster dictionary defines procrastination as “the deferment or putting-off of an action which requires immediate attention, usually by focusing on some other distraction”. This article is really only aimed at the people who have decided that they want to start investing but haven’t got around to it. My aim is not to convince you that you should invest (hopefully that’s a given), but to encourage the people who have thought about it to take action… today! Not doing so could be costing a minimum of $570 per week.

I have a very interesting newsletter topic for you this month. It is about the deductibility of capitalised interest. That is, not making any repayments on your investment loan and instead diverting all income into your home loan (non-deductible debt). This effectively turns non-deductible debt into deductible debt. I have done the numbers and it ended up saving the borrower $66,000. This is a 'must read' for anyone with deductible and non-deductible debt.

$715,000 after-tax cash profit without investing a cent of your own money! - Equity in property can be such a powerful wealth creation tool. The sad thing is that a lot of people that have plenty of equity in their home or investment property don't know how to use it to create more wealth. In this month's newsletter, I describe a loan structure that allows an investor to purchase an investment property and not have to contribute any cash deposit or finance any negative cash flow. The property ends up paying for itself. Selling the property in 25 years will result in an after tax profit of $1.5 million which is equivalent to $715,000 in today's dollars.

Do nothing and lose $161,000! - It's a critical thing that I think many property investors overlook and it is potentially costing them literally hundreds of thousands of dollars. I am talking about regularly reviewing your property assets to ensure they are top quality (with top quality growth prospects) and not settling for the "average" property. This month's newsletter discusses how you are better of disposing of a poor or even "average" property and purchasing a better quality property (even if that involves realizing a loss, paying for selling costs and stamp duty on the new purchase).

Borrow to invest or repay extra into your home loan? - Many people are very focused on repaying their home loan. In fact, some people will put off borrowing any other funds (to invest) until their home loan balance is zero. Is that the best thing to do? Or is there some middle ground that may allow you to borrow to invest and as well as repay your home loan?

Better Ways Of Owning Property - Most people will purchase property in their personal name. A couple purchasing a property will normally own it jointly as very little time is ever spent considering the alternatives. In fact, some people do not even realise that there are alternatives. This month’s newsletter will focus on highlighting these alternatives.

Which is better? Renting your home or buying it (with a mortgage)? I agree that this is a topic that has been done to death! I recently taped an interview for Channel Nine's A Current Affair (ACA) program about this topic. It forced me to do some calculations and have a good think about it. I believe that the renting versus buying decision comes down to one very important consideration which I discuss in the newsletter.

When purchasing a property, most people focus on the value equation. That is, they compare the asking price to what they think the property is worth. Most people are aiming to buy a property for less than what it's worth. Often, this is the dominant focus. However, I am going to suggest that it doesn't matter if you pay a little too much for a property. In fact, I think the main focus should be on the capital growth prospects of the property.

Comparing mortgage products involves more than just comparing the interest rate and filling out an application form. Choosing the wrong product can have a greater financial effect than choosing the wrong lender. In this article, I will discuss which products to use, which products to steer clear of and how choosing the right product can save you a lot of money. This is important information for anyone who has a mortgage.
