Gearing (borrowing) alone can make a huge difference to your super balance in the long run. Gearing at a conservative level of say 60% on a balance of $200,000 will boost your super balance in 15 years by 53% compared to a zero gearing level (assuming equal investment returns, $12k per annum in contributions and an interest rate of 7.5%). That is, without gearing you’ll have $930,000 versus $1.4 million (in today’s dollars).
In addition, perhaps you’ll feel more comfortable with the ability to invest some of your super in a blue-chip property (when and where you like). Property has shown a lot of resilience lately. That is not to say it’s invincible, but property is less volatile – mainly due to the entry and exist costs (discourages short-term speculation).
Two government announcements in the past few weeks have provided more certainty with respect to these borrowing rules. Plus we have seen legal and bank set-up costs reduce. Now is a perfect time to learn more and optimise your super. With the (previous Rudd) government's proposed increase in compulsory contributions (to 12%), more of your money will be going into super so don’t let fund managers whittle it away in fees and poor returns.
